How do we stop car break-ins in our HOA or apartment parking area?
Short answer
Fix lighting and gates first, because most break-ins happen where it is dark and access is open. Then add patrol at irregular times during the hours the break-ins occur, log every incident by location, and tell residents to leave nothing visible in cars. Cameras help identify patterns but rarely stop a thief on their own.
Start with the pattern
Ask residents to report every break-in to the manager as well as the police. Put each one on a map with the date and time. In most communities the same corner of the same lot accounts for most of them.
Cheap fixes that work
- Replace dead lights and add lighting to the worst corner
- Repair gates that stick open and pedestrian doors that do not latch
- Trim landscaping that hides someone crouching by a car
- Remind residents monthly: nothing visible, doors locked, garage remotes out of cars
What patrol adds
Thieves watch for routine. A patrol that comes through at 11, 1:40 and 4:10 one night and different times the next is hard to plan around. The officer also reports the broken light or propped gate that night, before it is used.
